How long does house demolition take?

We get it… You’re building your new house and all that is on your mind is relaxing in your finished space and thinking about when you can finally rewind in a new place you can call home. But before you're handed the keys, there’s a house that needs to be knocked down! 


There’s a lot that goes into a house demolition, and there are many factors that you may not have even considered that will affect the duration of your project. Building a new home, whilst exciting, can be a stressful period, and we want to ensure that, dependent on your unique home build, you’re aware of the many considerations that may affect the duration of the demolition process. 


Planning is integral. Understanding the timeframe of your project will not only tick off the days until your completion date, but it also allows for stringent planning of which services are needed, as well as budgeting requirements before and after the demolition process.


What is the Total Duration of the Demolition Process?

The actual and physical act of house demolition is extremely quick. In fact, in many cases, it can only take one day. However, many people underestimate the total timeframe of the project because of this. Unlike the cartoons, the demolition process involves a little more consideration than just grabbing the TNT and kaboom! 

The entire demolition process can typically take around two months to complete; however, each case can vary. This is primarily due to many of the considerations below, such as the location of your project, your local council and regulations, and the size of your demolition.

Other considerations that tend to affect the demolition process in itself are the weather, salvaging materials and asbestos removal (which is completed pre-demolition). 

Permits and Regulations

Depending on your location, you may need to obtain permits for the demolition, which could be affected due to the specific regulations in your local area. 

For residential demolition in NSW, demolition can typically be approved under Complying Development. The approval process takes around 20 working days from the receipt of all necessary information. This applies if the demolition work complies with the NSW Exempt & Complying Development Codes 2008 and the Section 10.7 Certificate explicitly states that demolition can be approved under Complying Development.

These permits and approvals can sometimes vary and have cut-off periods that, if exceeded, may require re-application. 

Size of the House

Larger houses typically take more time to demolish due to the increased amount of work involved and the inevitable larger debris generated. The size of the house doesn’t just account for square footage but also the height of the ceiling and the roof, as well as any surrounding areas such as the decks, external stairs, balconies, and porches. Size not only means a longer timeframe required for demolition but also increased costs, as more labour and support are required.  

Debris Removal and Disposal

Depending on the size of your house and the efficiency of the demolition, this step can typically take as little as one or as long as three days. 

It is important that your removal and disposal team is reliable and professional. You don’t want to run into unnecessary setbacks due to demolition inefficiency and a lack of productivity. These pauses in the demolition process will not only waste valuable time but also lead to a cost-run-on effect that will further harm your budget. 

Salvaging Parts

Depending on your goals and the property in question, salvaging parts post-demolition can be a make or break in relation to the duration of your project. Understandably, salvaging parts is extremely important for a  multiple of reasons. In terms of monetary value, if historical, your home may contain elements and parts, such as copper, that can be sold for a hefty fee.
